The market is "hot," so why shouldn't I sell by myself?

FSBO’s often mistakenly think that they can “save money” by selling their property themselves. While, it’s true that the market is hot and properties tend to sell quickly, most For Sale By Owners (FSBO) sell their homes for less and their homes stay on the market longer. Why? Because they don’t have access to the resources, connections, and knowledge that real estate agents do. 

When selling your property, you can expect to pay about 7% of the sale price toward commission. This commission is split 50/50 between the Seller’s Agent & the Buyer’s Agent. FSBO individuals often think that by doing it themselves and cutting out the Seller’s Agent, they’ll make more money in the sale. However, statistics show that an agent listed home typically sells for thousands of dollars more.  For example, a FSBO home that sells for $200,000 with a 3.5% Buyer’s Agent commission would yield about $194,000*. That same home, listed by an agent, would likely sell for  $239,000 and even with a 7% split commission, that would yield about $222,270. That’s a difference of $28,270* that would go to you, the Seller.

In addition to the Buyer’s Agent’s commission, there are numerous other costs associated with selling that sellers often overlook. 

Time: Do you have the time to market your own property? It takes time to:

  • Find & fill out the correct paperwork
  • To photograph your property
  • To edit the photos & upload them
  • To craft & implement a strategic marketing campaign
  • To take calls & attend showings
  • To review/negotiate offers
  • To schedule & attend the property inspection
  • Any other inspections (i.e. wells, pests, etc)
  • To ensure the Title Company, Loan Officers/Lending Institutions are on track

Equipment/Resources: Do you the necessary tools to sell your property?

  • Do you have a high quality resolution camera? 3D Tour capability? The ability to fly a drone?
  • Do you have digital marketing/photography editing software?
  • Do you have access to the MLS?
  • Do you have a network of people who are already connected to the Real Estate market & who might already have your perfect buyer lined up?

Energy: Do you have the energy to not only do all of the above, but also do whatever is necessary to get your property sales ready?
